What is Mortgage Solutions?

Mortgage Solutions is a service that helps our borrowers improve, restore or repair their credit for the purpose of qualifying for a home loan.  The goal is to have the borrower that was recently turned down become a qualified borrower in the near future.


The program is designed to assist the Loan Officers with their borrowers credit repair.  LO's will not have time to work with a borrower directly as they need to focus on building their pipeline with loans that can be completed NOW.  

Benefits of this program...

  • This is a free service offered by FSB to their customers!
  • a full review of the borrowers file is completed by Mortgage Solutions to make sure the borrower is going to be able to purchase a home in the next 12 months
  • Mortgage Solutions works directly with the borrower - not the LO, which allows the LO to move on to the next "doable" loan
  • The LO retains this loan and when the borrower is ready, they get the benefit of the service completed to improve the credit

Refer a Borrower

Before you refer a borrower to this program, reach out to Julie Lee (jlee@fsbfamily.com

Email to Julie the following:

  • Borrower's Name
  • Loan Number
  • current credit score and desired credit score
  • a brief summary of the situation

Julie will review the information and ask questions to the LO as needed within 24 - 48 hours of receiving the email.  IF the applicant does not fit into the parameters of the repair program, Julie will advise the LO.  

The ideal candidate for our service will be a borrower that could have their score increased within one year from the credit date.

If the candidate does not fit our program, it is the Loan Officers responsibility to advise the borrower.  Sending their info to Julie before advising them, saves the Loan Officer a disappointing phone call if their circumstances require extensive work.


What would make the borrower ineligible for our assistance:

  • If the income is not approvable for a mortgage loan
  • If their bankruptcy is less than 13 months old
  • If their foreclosure is less than 22 months old
  • If the DTI is not in a range to qualify for a mortgage loan
  • If the credit repair needed cannot be accomplished within a 12 month period
  • If the total of non-medical collections, repo's, charge offs and judgments are over 10% of the loan balance
  • If the amount of debt that needs to be paid off is more than 25% of their annual income

Items Mortgage Solutions will review

  • Information from the 1003 and the LO's notes
  • Credit Report
  • Job time, income and rental history
  • Collections, repossessions and judgements
  • seasoning of any bankruptcy or foreclosure
  • DTI
  • Credit Score potential within 1 year
  • If the total of non-medical collections, repo's, charge offs and outstanding judgments are over 10% of the loan balance
  • If the amount of debt that needs to be paid is more than 25% of their annual income

Items Mortgage Solutions will assist with....


  • Setting up a secured credit card and counseling on how to use it effectively for credit repair purposes
  • How to dispute inaccurate information
  • Contact information to pay or settle charge offs
  • Identity theft issues
  • Counseling on avoiding late payments, paying accounts on time and management of assets

How will this work?

  1. When your borrower has been identified as a candidate that will benefit from this process, Julie will make an introduction call.  This we be completed on behalf of the Loan Officer & Branch that referred them to this program.  Julie will explain who she is and how the credit repair service will work.
  2. Mortgage Solutions/Julie Lee will develop a plan and a timeframe with the borrower of when their credit will qualify them to proceed with a home loan.  Follow up calls, texts, and emails will occur every few weeks, depending on the time frame of the plan
  3. The Loan Officer will be informed on the progress of the borrower with a monthly spreadsheet and individual emails from Julie.  If any non-credit questions are asked, Julie will notify the LO so they may handle those.
  4. Upon completion of the plan, Julie will pull a soft pull report.  If the soft pull shows the plan was successful a hard credit inquiry will follow.  This will be completed in the Loan Officers name, which will allow them full use of the new report.  Julie will notify the Loan Officer that the borrower is ready to proceed!
